U.S. HOME OWNERSHIP COST PRESSURE · 2026-Q3-readiness-v2

Track what it costs to keep a home.

Mortgage financing, insurance, property tax, household energy, HOA costs, repair labor, materials and major projects move on different calendars. This research release keeps those lines visible without pretending they form an official statistic or one household's bill.

RELEASE GATE

A missing line stays missing.

A composite appears only when every weighted component uses the declared reference, unit, U.S. geography and exact release period and is still within its review window.

Headline withheldWITHHELD2026-Q3 proposed base · 2026-Q3 review period

This source-readiness release documents the basket, but the inaugural composite stays off until every weighted line passes its evidence gates.

0 of 6 weighted lines pass the release gate. Tracked-only lines remain visible but cannot quietly move the headline.

  • The 2026-Q3 release period is incomplete through 2026-09-30.
  • The headline index is withheld until every weighted line passes source, period, freshness and comparability gates.
  • An inaugural 100.00 baseline also requires all eight tracked lines; an incomplete basket is not a baseline.
8-LINE TRACKED BASKET

Every line keeps its evidence.

Open any component to see its source readiness, limitation and release issues. Source period and basket period are deliberately separate so mixed vintages cannot hide.

EVIDENCE-BACKED CHANGELOG

What changed, and what did not.

  1. Current source-readiness audit

Reviewed all eight tracked lines. Six headline lines remain withheld; HOA fees and major projects remain tracked-only. No observation, baseline or change claim was published.

  2. Inaugural source-readiness publication

Published the fixed eight-line basket and its release gates with an empty observation registry. The composite was withheld rather than estimated.

PLANNING NUMBERS, NOT PROMISES

The discipline is in what we refuse to fill in.

This HomeCostGrid research release is not an official statistic, not CPI and not a measure of what any specific household paid. It is a fixed, auditable watch basket.

01

Freeze the definition

Each component has a fixed reference, unit, treatment and—where eligible—a published weight.

02

Keep exact periods

We never forward-fill, interpolate or silently choose a nearby observation when an exact comparison is absent.

03

Show every vintage

Basket period, underlying data period, observed date, publication date, revision status and review due date stay visible.

04

Withhold the headline

A missing, stale or non-comparable weighted line turns the composite off instead of becoming an estimate.

RELEASE OPERATIONS

Watched monthly. Published quarterly.

01 · SOURCE WATCH

Check new releases monthly

The current validated source review is dated Aug 21, 2026; the next scheduled check is Sep 21, 2026. Source health never substitutes for release eligibility.

02 · QUARTERLY GATE

Run the whole basket

The next scheduled release review is Nov 20, 2026. It either publishes a qualifying result or documents why the headline is withheld.

03 · REVISION LABEL

Do not erase history

Preliminary, final and revised observations retain their status. A later correction belongs in a versioned release.

04 · LOCAL BOUNDARY

Return to the property

The national signal is context. Current address-level documents and written offers still control a household decision.

Use the signal. Then price the home.

The index tells you where broad ownership pressure is moving. It cannot replace the actual mortgage, tax, insurance, HOA, utility and maintenance evidence for one address.

OWNERSHIP INDEX FAQ

Read the boundary before the number.

Every release should be useful even when the honest output is “not released.”

Is this an official U.S. cost or inflation statistic?

No. This is independent HomeCostGrid research. It is not CPI, an official government statistic, an appraisal, a household budget or a forecast for one address.

What does a 100 baseline mean?

Only a complete target period whose eight lines pass exact source identity, source-cadence mapping, freshness and comparability gates plus explicit publication approval can establish a 100 baseline. Mixed-month snapshots cannot establish one.

Why can the headline be withheld?

HomeCostGrid withholds the headline when a weighted line is missing, stale, duplicated or not comparable. We never forward-fill, interpolate or quietly substitute a nearby period.

Does the index show what my home will cost?

No. It tracks broad U.S. cost pressure. Use current mortgage terms, tax records, insurance offers, utility bills, HOA documents and your Property Cost Passport for a specific home.
