A sinking fund does not predict a leak, outage, deductible or urgent repair. Decide on emergency cash separately instead of pretending every failure follows the timeline.
Optional systems stay out of the total until selected. A $0 cost means missing evidence—not free replacement.
0/7 included components have a planning cost · 0/7 have an installation year · 7 use rough assumptions.

Water heater, Major appliances, HVAC, Driveway, Roof, Windows, Siding. Add installation records or an inspection-supported horizon before treating these as scheduled work.
For each dated component: monthly contribution = max(planning cost − cash already reserved, $0) ÷ (remaining years × 12). Contributions are then added. A component at or past its entered planning life uses 12 months; an unknown installation year stays in the unfunded-work total but outside the monthly and annual contribution until you add a horizon.
($18,000 − $3,000) ÷ 36 months = $416.67, displayed as $417. The amounts and horizon are illustrative—not a national roof price or service-life claim.
Planning numbers, not promises. This tool does not predict failure, recommend replacement or verify condition.
Property condition, written scope and the cash actually assigned to each component control the useful result.
Add each included component's unfunded planning cost, divide it by the months left in its evidence-supported planning horizon and add the monthly contributions. Keep emergency cash separate because a reserve calculator cannot predict sudden failures.
This calculator is a component sinking fund built from installation years, user-entered replacement costs and cash already reserved. The Home Maintenance Cost Calculator is a broader 10-year planning range for upkeep and major systems when property-specific evidence is still limited.
Yes. For each component, the calculator subtracts cash already assigned to that component before dividing the unfunded amount by the remaining planning months. Savings cannot reduce the result below zero.
The component stays in a separate Timing unknown group and in the unfunded-work total, but it is excluded from monthly and annual contributions. Add a dated permit, invoice, warranty, seller record or an inspection-supported horizon before treating it as scheduled work.
No. Planning life is an editable scheduling assumption, not a condition assessment or failure prediction. Current inspection findings, manufacturer guidance and written scopes should replace rough assumptions.
Not automatically. This page builds a planned sinking fund for known components. Keep a separate emergency cash decision for unplanned failures, deductibles and urgent work.
